Tenant Screening Guideline

Prior Rental History

  • Rental history needs to be verifiable.
  • Potential tenants must provide the needed information to contact past landlords.
  • If we are unable to verify any past rental history with a good faith effort, then we reserve the right to deny the application.

Sufficient Income Or Resources

  • Net household income should be a least 3 times the rent, and verifiable.
  • If not employed, a savings account with at least one years amount of rent will need to be verified.

Credit, Criminal & Background Check

  • Negative findings from reports may result in denial of application.
  • Balances owed to past landlords or utilities may result in denial of application.
  • If your credit score is below 625 the security deposit will be doubled.
  • Co-signers may be required based on situations such as low credit scores, insufficient credit, or if unemployed student.

Identification & Complete Application

  • Tenants must provide 2 forms of valid identification, with one including a photograph.
  • Incomplete applications will not be reviewed.
  • Documentations of income and resources are needed for a complete application.
  • The first qualified applicant will be accepted to rent.
